Chimney Masonry Repair Questions

It depends where the damage is. Deterioration above the roofline is usually repairable by rebuilding the top few courses. Cracking that runs down into the structure, a stack that has separated from the house, or a flue that is broken through its length is a different conversation, and we will tell you honestly which one you have.

Properly done, with the right mortar mix and joints raked to a real depth rather than skimmed, twenty to thirty years is normal. Repointing over unsound joints or with too hard a mortar can fail in under five and takes the brick face with it.

Cosmetic repointing and crown work generally do not require one. Structural rebuilding, work above the roofline in some jurisdictions, and anything altering the flue usually does, and requirements differ between the cities we cover. We will tell you what your city requires before we start.

Not necessarily. Seismic cracks concentrate stress, and each subsequent event opens them further while water works into them in between. A chimney that has been quietly cracked for thirty years is the one most likely to come apart in the next quake. It is worth a Level 2 inspection to see how deep it actually goes.
