Chimney Masonry Repair in Whittier, CA

Mortar joints raked and repointed, spalled brick cut out and replaced, fireboxes rebuilt in refractory, and cracked crowns taken off and recast properly. The oldest brick we work on, and the town where 1987 still shows up in our camera surveys.

Chimney Masonry Repair for Whittier Homeowners

Whittier has the oldest and best housing stock in our service area and, for a chimney company, the most consequential recent history. Uptown and the streets around Whittier College carry Craftsman and early brick houses from the 1900s and 1910s, much of it unlined. Then there is the 1987 Whittier Narrows earthquake. That event did enormous damage to unreinforced masonry here, and a great deal of it was repaired cosmetically — the visible crack pointed up, the stack left standing, the flue inside never examined. We still find the consequences on camera nearly forty years later: shear cracks running through terracotta liners in houses whose owners have no idea anything is wrong, because from the hearth it looks fine. Up in Friendly Hills and College Hills the picture is different again, with 1960s and 1970s hillside houses, tall exposed stacks catching wind off the ridge, and access that frequently needs planning. If you own pre-1960 brick in Whittier and it has not had a camera survey, that is the single thing worth doing.

Pre-1930 unlined brick in Uptown, unresolved 1987 Whittier Narrows earthquake damage, and exposed hillside stacks in Friendly Hills.

Masonry chimneys in this county fail from the top down and from water, not from fire. The crown cracks, rain gets into the brickwork, and then the marine layer keeps it from ever fully drying. Wet mortar in a coastal-influenced climate goes soft and sandy, the joints open, and the freeze-thaw cycle people assume is a cold-climate problem happens here too on a smaller scale — enough to spall the face off brick over twenty years. Near the water it is worse. Salt air across Long Beach, Torrance and Palos Verdes drives chloride into the mortar and corrodes anything ferrous inside the stack. The other half of our repair work is seismic. A chimney is a heavy unreinforced cantilever bolted to a light wood house, which is why it is the first thing to crack in a quake and why so much of the pre-1960 brick around Whittier and Long Beach is carrying old damage that was patched cosmetically and never actually repaired.

Why Whittier Homeowners Choose Us

Water kept out of the structure

Most chimney decay is a water problem. Sound joints, a good crown and correct flashing stop it at the source.

Matched brick and mortar

Replacement brick chosen to match, and mortar mixed to the strength of the original — a harder modern mix will destroy soft old brick.

Firebox rebuilt to standard

Cracked or missing firebrick cut out and relaid in refractory mortar, at the correct joint thickness.

Crowns recast, not smeared

A proper reinforced crown with an overhang and a drip edge, not a skim of mortar over the old cracks.

Seismic damage addressed properly

Cracked stacks assessed for whether they can be repaired or need rebuilding above the roofline, and told to you straight.

Work you can see

Photographs before, during and after, because most of this happens on a roof where you cannot follow.

Our Process

Our Whittier Service Process

1

Survey and photograph

The whole stack assessed from the roof, with the cause of the damage identified before any price is quoted.

2

Agree the scope

A written scope that says what is being repaired and what is being left, with photographs attached.

3

Protect the roof and grounds

Boards and sheeting over the roof covering and the ground below, because masonry work makes debris.

4

Cut out and rebuild

Failed material removed back to sound work, then rebuilt with matched brick and an appropriate mortar mix.

5

Crown, cap and flashing

The waterproofing details put right at the same time, since they are what caused the damage.

6

Clean down and hand over

Site cleared, work photographed, and the finished stack walked through with you.

FAQ

Whittier Chimney Masonry Repair FAQ

Yes. OakStone Chimney Solutions provides professional chimney masonry repair throughout Whittier, CA and the surrounding Los Angeles County area. Call (323) 990-9906 to schedule.

Not necessarily, and Whittier is where we say that most often. A great many 1987 repairs addressed the visible exterior crack and never looked at the flue liner inside, which frequently sheared in the same event. A camera survey is the only way to know, and it is worth doing on any Whittier stack of that age.

Usually yes, with a stainless liner sized to the appliance and insulated. That is far less invasive than rebuilding historic brick and it keeps the exterior appearance intact, which matters on these streets.

It depends where the damage is. Deterioration above the roofline is usually repairable by rebuilding the top few courses. Cracking that runs down into the structure, a stack that has separated from the house, or a flue that is broken through its length is a different conversation, and we will tell you honestly which one you have.
