Why chimneys fail first
The structural situation is unflattering. A masonry chimney is a rigid, heavy cantilever with a high centre of mass, attached to a timber-framed house that is comparatively light and flexible. In a quake the house moves one way and the stack does not want to follow.
That mismatch is why chimneys account for such a disproportionate share of residential earthquake damage in Southern California, and why they keep doing so in event after event.
1987 is still showing up in our surveys
The Whittier Narrows earthquake did severe damage to unreinforced masonry across Whittier, Pico Rivera and the surrounding area. Nearly forty years later we are still finding the consequences, and the reason is how much of it was repaired.
A great deal of that work addressed what could be seen. The visible exterior crack was pointed up, the stack was left standing, and nobody ever put a camera down the flue. But flue liners shear in earthquakes, and terracotta tile cracks and displaces without producing any sign at all on the outside of the chimney.
So there are houses in Whittier and Pico Rivera today with a cosmetically sound chimney, an owner who believes it was fixed decades ago, and a liner that has been broken through the whole time.
What to look for from the ground
You can do a useful first pass yourself without leaving the garden:
- A gap opening between the chimney and the wall of the house
- Stair-step cracking following the mortar joints
- A crack running vertically through the stack or across the crown
- The stack visibly out of plumb, or leaning away from the house
- Brick or mortar debris on the roof, in the gutters, or in the flower bed
- Pieces of terracotta tile appearing in the firebox
- Fresh cracking in the plaster where the chimney breast meets the ceiling
That last one is worth taking seriously. It is a sign the stack and the structure have moved relative to one another, and it is visible from inside the house.
The part you cannot see
Everything above is the exterior, and the exterior is the less important half. What determines whether a chimney is safe to use is the condition of the flue running up the inside of it, and there is no way to assess that from the hearth or from the roof.
It takes a camera run through the full length of the liner. That is the difference between a Level 1 and a Level 2 inspection, and after any significant seismic event a Level 2 is the correct one. Cracked and displaced flue tiles let hot gases reach the masonry, and on the far side of that masonry is the framing of your house.
Where the ground is still moving
Most of this county experiences earthquakes as discrete events. Parts of Rancho Palos Verdes do not. The Portuguese Bend landslide complex is active, and structures within it are being sheared continuously rather than in single jolts.
That changes the advice entirely. In an actively moving zone a masonry repair can crack again within a season, and there are cases where stabilising or reducing the stack makes more sense than restoring it. We would rather say so plainly than take money for the same repair twice.
Repair, rebuild, or leave it
Not every crack is a demolition. Deterioration confined to above the roofline is usually repairable by rebuilding the top few courses and relining the flue, which is far less work and cost than people fear.
The conversation changes when cracking runs down into the structure below the roofline, when the stack has separated from the house, or when the flue is broken through its length. And there is a real third option worth naming: if a fireplace is never used, removing the stack above the roofline and capping it properly is sometimes the most sensible outcome of all.
What matters is that the decision is made on evidence. A chimney that has been quietly cracked for thirty years is not proven safe by having stood for thirty years. It is the one most likely to come apart in the next event.
